Matters Arising:
Nothing raised
Correspondence In/Out:
BOINZ CPD points (refer to general business for discussion)
General Business:
- CPD point system review
- Points appear to drop off at the end of financial year. Example used that conference attended in the June for a high number of CPD points, only to lose them 2 months later. Pricing of conferences and SBCO for CPD points is out of reach for some. BOINZ is trying to carry credibility for CPD system within the market, but can we make this system easier?
Ideas:
- In-house BCA training schedule should and can be used for CPD points
- Competency assessments for CPD points. This needs to be used due to what learning needs to go in to staying current.
- Can the BOINZ app be updated to be able to feed through CPD points through a QR code for meetings?
Any formal feedback to be provided through email. This can be done at a Southern Branch level so please advise Stu to act on your behalf if need be and compile frustrations.
- Tony Familton (Waitaki District Council)
-
- Discussions around deck fixings, D1/AS1, building code vs acceptable solutions and exempt building work. The discussion also raised to inspect decks as per consented plans and how other districts were dealing with builders and the same line of “we don’t have to do that in other areas”. Sometimes it may be just the builders trying to pull the wool or they are used to doing it a certain way because they have previously done this under exempt work e.g. deck consented or unconsented (EBW).
- Discussion around accessing roof spaces. Everyone should be accessing the roof space through the manhole.
- Insulation discussion regarding requirement of R7.2 actually being R6.8 if two layers are used. Check with consented plans and the question could be raised with pink batts.
- BOINZ meeting calendar invites
-
- It was agreed that these invites did not work with those using GoGet/Scheduler inspections, as it blocks the calendar for anyone who is sent the invite and inspections unable to be booked. As a Southern Branch we do not want a calendar invite for Branch events.
- Russell Paterson; Plumbing product DBlue
-
- BRANZ appraised. Acoustic and durability properties. Shouldn’t be under a concrete floor, as only 15 year durability. Be aware of this product. An idea to get the code advisory board to research this and to get the product manufacture in to give a talk about this.
- Alana Reid; Multi use dwelling/higher density housing and G7.
-
- Velux visualizer can be used as a checking system: Download Daylight Visualizer for Windows (velux.com) Study vs bedroom and occupied space vs habitable space. Glass transmission for light. Check when processing.
- Seven Sharp; unconsented works highlighted on the latest episode. The uptake of past unconsented works, especially during Covid times is now starting to reveal itself through the sale of properties.
- How far back does everyone take CCC’s?
-
- Anything back to 1992, as long as the work is in good condition. A B2 amendment or sometimes major works have been undertaken to reclad to be able to achieve getting a CCC. All applications need be considered and the applicant needs to provide compliance based on the building code at time of work and satisfied on reasonable grounds. This sometimes means recladding a dwelling or having building surveyor engagement for a building report.
- Discussion around additional H1 requirements, ventilation and problems. This will be problematic in the future. Highlight of the warm roof addition on top of an existing roof and the dew point staying within the structure. Questions need to be asked at processing.
- Southern Building Control Register: there is an uptake to this being used and it is a positive source of being SORG. Be wary that just because they are on the register they may not be an approved applicator when it comes to waterproof membrane. A change of product should also go through a MV or amendment for owner and designer approval.
Board Representative Update:
Board Representative Update provide by Daniel Scheibmair
- Reminder to update membership details on BOINZ website.
- The SBCO was recently held in Queenstown and the feedback was positive, including feedback from presenters. Numbers were down, but overall, it was a good event and was reflective of the value that networking provides.
- Conference 2025 will be in Christchurch in May and will combine updated versions of Conference and SBCO. Sharing learning is important so consider submitting abstract to present once more information is made available. The Excellence Awards are also important to celebrate peers’ achievements so nominations are encouraged once more information available.
- Training: Entry to BCA and Advanced Series were highlighted. Feedback from the Branch members in the room was of face-to-face training concerns, not due to course cost, but travel and accommodation, especially with dwindling budget and climate issues not being sustainable. The fact that this cost is also on rate payers’ money. Online needs to be considered due to current circumstances. Senior training is finally available, but not everyone has the financial resources to be able to undertake this training.
- Value of being a member of BOINZ. Feedback from the room was that this needs to be looked at to provide more individual member value.
- Straight Up magazine; please feed through ideas for articles in this magazine.
- Submission have been made by BOINZ to MBIE regarding incoming overseas building materials, granny flats, temperature limited heaters and remote inspections. These are available on the BOINZ website.
Building Code Issues:
Dialogue re; changes to C/AS1 second edition and the minimal engagement from advisory members or the board. Liam Brown sent our previous discussion that the Southern Branch had to members with only one member engaging.
Another matter for discussion could be advice note on building consents re; no keyed or deadlocks on egress routes.
Guest Presentations:
Catherine McGregor, Pro Clima NZ presented on high performance airtight systems that provide healthy and energy efficient buildings.
Fletcher Kaan, Mates in Construction presented on suicide prevention within the New Zealand construction industry and building a community within the workplace.
Next Branch Training and Networking Event: scheduled for Friday 15 November at TBC
Special thank you to:
Dunedin City Council for providing the venue.
Catherine and Fletcher for presenting for us.
Stu Chapman closed the meeting at 2.30pm.
Olivia McGregor
Southern Branch Secretary
