AGM General Welcome:

Ian Chamberlain - Retiring Branch Chair, gave a brief introduction advising he was formally relinquishing the role of Branch Chair. He thanked Terrance Hayes who has been acting as the Branch Chair and now would formally assume the role of Branch Chair at this general meeting.

Note: No other nominations were received for the following positions:

• WBOP Branch Chair

• WBOP Branch Secretary.

Ian handed the AGM back to Terrence Hayes (New Branch Chair)

Terrence advised of 2 new Co-Opted executives:

• Phil Roberts Tauranga City Council

• Kitrina Reid Hamilton City Council.

Question Raised from the floor:

• Cory Lang asked for confirmation of the AGM as he was unsure what was taking place.

• Members questioned whether there was a new vote to be held or if there was a Chairman's report.

• Terrence advised there is no vote or report as there were no formal nominations received, a formal announcement for change of office only. (From Acting Chair to Branch Chair)

• No other nominations were received for either Branch Chair or Secretary.

• Two new Co-Opted Executives were announced.

• As no other formal nominations were received for either position, there was no vote, and the positions were filled unopposed for the balance of the term.

Terrence advised that the term of office (2018-2020) is current.

SITE VISIT - TEMPLEVIEW 509 Tuhikaramea Road Temple View Hamilton

The purpose of this outing was a general site visit and overview of the design process, construction and the general development that is unique to this religious site. Any historical development including problems/ issues in respect of development and construction would also be of interest to the group, including the process of dealing with Council.

A general presentation from those involved in the construction and development of this unique site was then undertaken.

Summary of Presentation:

Oscar Lawrence the Temple View Project Manager welcomed the BOINZ members gathered and gave some background in respect of the Temple View site which has been totally restructured over the last 5-10 years, with a mix of new and renovated/repurposed buildings.

The original site was a Church College School constructed by the church in September 1948 at a cost of 4,900.00 pounds.

Construction of the Temple, associated buildings and houses followed and incorporated the use of their own quarry, timber, and on-site brick-making plant. Much of the labour came from the members of the church.

The Temple is quite unique and is the only temple in the southern hemisphere and is of significant importance to the church. It is currently being strengthened with completion targeted for 2021.

Chris Dawson, a senior planner from BDO has been heavily involved in the entire site development then led a tour of the site. He advised that the school was closed in 2009 and there has been a long process of planning and resource consents for removal of buildings and the new development. The church currently has consent for 200 new houses with a further 100 planned to the east of the main road. Several new houses have already been completed with further construction continuing. The redevelopment has included a complete upgrade of Tuhikaramea Road and all the associated and needed infrastructure.

Walker Co Architects representatives Ashley and Reem along with Chris from Livingstone's then talked about some of the buildings shown to the members. The redevelopment of the Mendenhall building is quite spectacular and incorporates a mix of modern and old architectural features. We were taken through the church museum which demonstrates a complete history of the church and its development in New Zealand. The Skate Centre building incorporates a sports centre and chapel area which is cleverly designed to open out to allow for up to 2000 people to use the building.

The revamped Kai Hall which was the original canteen for workers on the site has been redeveloped as a place for meetings, conferences, weddings and other events. It also includes the exposure of the original hand-made trussed roof members. The building includes full site catering. The water table was nearly level with the ground at this point, so the new floor was constructed on polystyrene pads to account for differential settlement over time and there is the ability to adjust the floor level as it continues to move.

Members agreed the overall development and attention to detail displayed across the site and it's buildings was unique and even spectacular and they were extremely grateful for the opportunity to be shown around the complex.

First Guest Presentation: Richard Douche - BECA

Who we are:

Richard covered the History of BECA.

BECA has 3 major hubs covering - Asia & the Pacific Region, 140 staff covering a multiple of disciplines and practices across the region including architects, engineers, fire designers and geologists to name a few.

BECA, began 1920. The company's name reflects the contribution of George Beca, (1921 - 2001), who joined the partnership of Gray and Watts in the early 1950s and led the firm for many years.

Interestingly the name BECA comes from the NZ Migration office who couldn't pronounce George's surname thus changing it to Beca. Richard then summarized many of the projects BECA is involved in; including

• The Waikato Express way has 12 staff working on the project until 2020.

• Network Farms - 6-year contract

• Kopu Bridge ongoing since 1998

• Raglan wharf

• Waitomo Caves

• Waikato Stadium

• Tatua Dairy plant.

Summary of Staff Breakdown by Discipline:

Second Guest Presentation: David Butler - REDSTAG

David thanked BOINZ for the opportunity given to address the Waikato/ Bay of Plenty Branch Members. He talked about some of the changes at REDSTAG since BOINZ last met at their premises.

The new Training Facility is now up and running and they are looking at various training requirements/ opportunities to provide to the industry. David asked the members gathered to consider training needs in respect of what REDSTAG might be able to cater for.

David then highlighted some history of REDSTAG via video presentation:

• 1940's- RED STAG became the first in production of timber treatment

• Huge investment - Video outline of progress.

• 2003- A Mill was purchased and converted into a Quad mill

• 2009- Boron plant developed

• 2009- stress grade machine commissioned

• 2013- Computer systems upgraded

• 2013- Fully maintained plant

• 2013-2016 kiln drying plant was constructed. It was the first to be installed in NZ.

• 2017 - Further 60-million-dollar Investment into curve technology.

David briefly highlighted, using the video, how in many cases a significant amount of timber is lost when curves are cut to create straight pieces - now with the new tech machines the timber can be cut through the curve creating a much stronger grade.

REDSTAG have invested $100 million date, producing $200 million per year with future targets of $600 million per year. As result a new Energy centre was needed to dry the timber.

All Power is self-generated onsite and runs the entire mill.

REDSTAG is a 21st century "Supermill" with future progress planned. It is 5% more efficient than any other Mill.

REDSTAG is also looking forward, in developing more timber constructed buildings up to four stories. They have 2 test cases currently underway:

1. Three stories + mezzanine

2. Looking for a site to construct a new 6-12 Story Commercial Office (Future site visits may be possible once development is underway.
