Training
BOINZ Advanced Training Courses now include new courses on Earthquake Engineering for building Surveyors, Difficult to Consent workshop, two Leadership Courses (one for Emerging and one for Existing leaders). New courses are also in the pipeline. If you have any thoughts in this area talk to Jason at National Office training@boinz.org.nz
The new National Certificate in Building Regulatory Environment (Level 4) is designed for not only for front line and support staff in Building Consent Authorities (BCA's), but as a pathway for school leavers thinking about a career associated with the Building regulatory environment, which could be in an engineer or architects office. Importantly though it would also benefit existing staff in these offices and improve knowledge and productivity. Work to have this available in 2019 is underway.
Accredited Building Surveyors Programme (ABS)
A course is planned for Auckland in November at the Pro-Clima Hub premises
• The Institute's Pre-Purchase Property Inspection course, which is extremely comprehensive, is designed to put professionalism into the pre-purchase property inspection market and provide quality outcomes for home buyers. Those undertaking the programme attend an intensive 3-day course, followed by an exam, and are required to submit reports for auditing prior to being granted accreditation. Apart from the technical aspects a strong focus is on report writing which is considered a general area of weakness for many in the wider building surveying sectors.
• The National Office team promoted and presented the ABS programme at the recent TelferYoung Annual Conference in Tauranga
• The Accredited Building Surveyors (ABS) programme is also benefiting from relationships supporting the need for quality and professional improvement in this area including the REA, Law Society and Insurance interests who have been requesting articles from the Institute on the value and benefits of a professional property inspection
HR Division
BOINZ offers a full HR recruitment service, including a Jobs Board on the Institute's website showing current vacancies across New Zealand. A part of this service is the recruitment of qualified individuals from overseas to fill BCO gaps in NZ.
Guest Presentation:
Peter Richards, Product Innovation Manager-Technical and Installation, Gerard Roofs, was introduced to the membership
Keynotes from Peter's presentation:
• There is a growing demand for tiles.
• Gerard's tiles are designed to withstand extreme weather conditions offering performance and durability.
• Gerard also offers Interlocking steel panel roofs which have a ribbed shape to reduce wind lift, unlike heavyweight tile roofs and longrun type corrugated iron roofs that are susceptible to wind-lift forces.
Scope:
• The minimum roof pitch is 12 degrees. The scope is in accordance with building code NZS3604.
• Gerard Roofers are licensed as applicators.
• Captures rain-water in accordance with G12
Limitations:
• High alkaline environments
• Fresh concrete or plaster
• Permanently damp matters
• Industrial buildings where corrosive materials are used or found
• Over swimming pools
Installation Guide:
• There is a builder's checklist that is to be followed.
• All staff are licensed
• There is a guide on rigid hips/ how fascia's are set up and to be followed accordingly.
• Scaffold checks are performed before the roof arrives.
• Technical notes are available on the company website.
LBP Guide:
• Covers the fundamentals of installing a Gerard roof.
• Contains batten selection processes, what fastenings should be used and a fastening of battens guide.
• For designs in extra high wind zones, a special design process will be conducted.
• Information is available on the roofing underlays as is specifications on underlays for extra high wind zone.
• Details requirements comply and are in conjunction with the Building Code.
• Tile batten fixing is in accordance with NZS3604.
• The roofs are fixed with 2-gun nails.
Identifying wind zone:
• Refer BRANZ maps
Testing:
• To test a fastener, multiple batten rafter junctions are fastened together, these are then forced apart using load testing.
• Typical load failures occur around 0.9kN (kilonewton)
• After lab testing, wind load testing is conducted to 6kPa (kilopascal).
• Extra high wind zone periphery load is 3.3 kPa
• Testing's are conducted up-to 11+kPa. (sequence of high and low pressure)
• The roof fails at around 11.5kPa.
Additional Technical Resources:
• Gerard Roofs technical website contains technical notes, details, drawings etc.
• There is a specification table on the website which describes details around pitch, overall length etc.
Why switch to Gerard?
• Concrete tiles carry risks in earthquake prone area and are heavy compared to light weight roofing by Gerard
• There is a checklist that contains all the necessary components with drawings, details etc.
Questions:
